Why Laterite

Too many houses in Ghana stop halfway. The money runs out, the contractor stops answering, and a shell stands in the sun for years. We built this company so yours doesn't.

  1. 01

    One fixed price

The price we sign is the price you pay. If you ask for a change, we price it in writing before anyone touches it.

  2. 02

Six stages, paid one at a time

You release money for the next stage only after you've seen the last one finished, on site or on video.

  3. 03

    A report every Friday

Photos and a short video on WhatsApp every Friday, and every receipt in a shared folder. Wherever you are.

How we build

The build,
stage by stage.

One house in East Legon Hills, photographed at every stage. Each one is finished and shown to the owner before the money for the next is released.

  1. Bare plot of red laterite earth with pegs and string lines marking out the house

    Stage 01Weeks 1–2

    Setting out

Our lawyer checks your land documents, we survey the plot and peg out the house. You sign one fixed price for the whole build.

    10%released when this stage starts

  2. Builders laying foundation blocks between steel starter bars in red earth

    Stage 02Weeks 3–7

    Foundation

Trenches, footings and foundation walls, checked by our engineer. You get photos of the steel before it disappears under concrete.

15%released when this stage starts, after you've seen the last one finished

  3. Two-storey concrete frame with blockwork walls and timber scaffolding

    Stage 03Weeks 8–16

    Frame and blockwork

Columns, beams and walls rise floor by floor. Every Friday: photos and a 60-second video in your WhatsApp.

20%released when this stage starts, after you've seen the last one finished

  4. House with timber formwork under the roof slab and builders on the top floor

    Stage 04Weeks 17–24

    Slab and roof

Roof slab, overhangs and parapets. Cement and iron rods for each stage are bought when it starts, so price rises are our problem.

25%released when this stage starts, after you've seen the last one finished

  5. Plastered house being painted, with windows and timber louvres fitted

    Stage 05Weeks 25–33

    Finishing

Plaster, wiring, plumbing, windows, tiles and paint. You choose finishes from samples we bring to the site.

  6. Site manager handing keys to a couple at the gate of the finished house

    Stage 06Week 34

    Handover

We walk the house with you and fix everything on the snag list. Then the keys, and a two-year workmanship warranty. The last 10% is paid only now.

The house that stood still for six years

Two contractors had left it at lintel level. We tested the columns, priced what was left, and finished it with a timber stair screen and a balcony facing the Aburi hills.

“We'd paid two contractors and had a shell to show for it. Laterite wrote down what was left and what it would cost, and that's what it cost.”

Building from abroad

In London, Toronto or Houston? You'll still see every block.

Most of our owners build from abroad. Nobody on the ground holds your money, and you never have to take anyone's word for how far the house has got.

  • A video every Friday

Walk-through videos and photos of exactly what changed this week.

  • Every receipt, in one folder

A shared folder with each stage's purchases, so you can see where every cedi went.

  • Site visits by video call

Book a live walk-round with the site manager at a time that suits your time zone.

  • Land checked before anything

Our lawyer checks your indenture and site plan before you spend a pesewa on building.

What owners say

“I was in Toronto for the whole build. Every Friday there was a video in my WhatsApp, and every receipt was in the folder.”

Kwabena · built in Adenta

“The price on the contract was the price at the end. When we wanted a bigger kitchen, they priced it in writing first.”

Questions

Asked on WhatsApp every week.

Do you check land documents?

Yes, first. Before we price the house, our lawyer checks your indenture and site plan and runs a search at the Lands Commission. If there's a problem, you find out before you've spent anything on building.

How do the payments work?

Six stages. You pay for a stage before it starts, and only after you've seen the previous one finished, in person or on video. Payments go to the company account, never to an individual.

What if cement or iron rods go up in the middle of the build?

Your price is fixed. We buy the main materials for each stage when that stage starts, so price rises are our risk. The price only changes when you ask for a change, and we price it in writing first.

How long does a house take?

A three-bedroom bungalow usually takes 6 to 8 months; a four-bedroom storey house 9 to 12. The finish date is written into your contract.

Can you build from my own architect's drawings?

Yes. Or our architect designs the house with you; drawings and building permit applications are priced separately.

I live abroad. How does it work?

Most of our clients do. Friday video reports, a shared folder with every receipt, video-call site visits, and you never need a relative on the ground to hold money for you.

Can you finish a building someone else started?

Yes. We survey what's there, test the structure, and then price the rest as a fixed contract like any other build.

Where do you build?

Greater Accra, Tema, Kasoa, Prampram and up the Aburi road. Further away for larger projects: ask us.
